A PWP Ground Seal Maintenance Program is a service we provide immediately after cleaning a surface such as natural stone, pavers or concrete to protect against mold and mildew indefinitely with continued maintenance. Programs vary in length of warranty depending on what type of PWP Program you choose. Several factors such as geographic location, and environment like how close to a body of water the property is, the direction it faces, the vegetation surround the substrate, type of stone, etc. contribute to mold and mildew growth. Minimum Ground Programs start at 24 months and can last indefinitely with proper maintenance.
Seal Treatment is the application of Seal product. Water based seal is used on every PWP Maintenance Program/Package and is essential in keeping your pavers, roofs, concrete and stone clean at all times. Seal is applied immediately after a cleaning with a fine misting process that allows for optimal saturation. Sealant must be applied immediately after ground cleanings and within 30 days of a roof cleaning. You can get an estimate here.
All substrates react differently to seal. The older the surface the more porous and worn it is - especially if it has been pressure washed and biocide softwashed repeatedly over the years. Sun damage also affects the condition of the concrete, stone or paver and its ability to fully saturate and hold the seal. Depending on the original condition of the substrate, some seals will require touch-ups for optimal, long-lasting results. Depending on the size of your property , a seal can take anywhere from 2 hours to all day for large buildings or estates. Its important to understand the seal must be completed immediately after a cleaning, often a few hours later or the next day depending on how big your roof is.
While seal is substantially more expensive than a regular cleaning, it is important to remember that stone & paver sealing is an important investment designed to prolong the life of your current stone or pavers. A cleaning can last anywhere from 3 to 6 months depending on several factors. When we send your estimate it will include the timeframe for your specific type of substrate. Most soft washed concrete t, stone or paver cleanings will last between 4 and 8 months. To extend the life of your pavers and stone, as well as the time between cleanings, we highly recommend immediately applying our seal following your cleaning. You can request an estimate here.
Substrate is the surface or material on or from which an organism lives, grows, or obtains its nourishments, in this case its whatever surface we are sealing. Concrete, Stone, Paver, Roof Tile are all considered substrate.
This is evidence of a poorly executed oil based seal. Most oil base seals require the substrate to be bone dry for optimal results. However, being in Southwest Florida, where the humidity is 80% and above year round, its hard to get optimal results and this creates the white splotchy areas on a substrate. Here at Powerwash Pros we only use our time tested, water based products, we can ensure your seals will look as if they are still raw substrate. In this situation the best option is paver restoration that includes stripping and reapplying a new seal.
